Luxury villas in Santa Teresa run from about $900 a night for a designer five bedroom house to $4,500 for a beachfront four bedroom, and $6,090 for a seven bedroom estate over Christmas, before 13% tax. Pasha Beachfront Estate on Playa Hermosa is the only property here that staffs a full kitchen, bar and security team for up to 23 guests. North Creek Estate is the best large house for a multi family group, and Tenowi gives the most house per dollar.
The short version
Most "luxury" villas in town mean a pool, air conditioning and a housekeeper. The real top end adds a staff, and that is where the price jumps. Four things separate the tiers: daily housekeeping, a concierge you can reach at 11pm, a chef, and security on site overnight. Houses with all four start around $900 a night; houses with only housekeeping and a guard sit at $3,000 to $4,500 because they are on the sand.
The estates I would shortlist are Pasha for a family reunion or wedding party, North Creek Estate for two to four families who want separate houses on one property, Casa Teresa and Villa de Luz for the beachfront at the centre of town, Tenowi and Casa Nalani for a design led house on the hill above Playa Hermosa, and PURE Vacation Homes for the widest choice of designer houses at $280 to $1,000. Everyone books December to April a long way ahead, so read the sell out section before you pick dates.
Pasha Beachfront Estate
Pasha sits on a nine acre site at Playa Hermosa with more than 200 metres of private beachfront and a path to the beach. It is a four bedroom main house plus three two bedroom villas, each with its own plunge pool, and the ten en suite bedrooms sleep up to 23. You can book the whole estate or an 8, 6 or 4 bedroom configuration. It is not in the Onda directory yet.
What the rate buys is the staff. Pasha's own materials list full time staff and professional chefs serving breakfast, lunch and dinner (groceries are extra), daily housekeeping and turn down, a concierge, 24/7 security with cameras, a private path to Playa Hermosa, tanning pads, yoga mats and twin fish or longboards. A destination agency that markets the estate lists the team as a general manager, a concierge, three housekeepers, a bartender, two chefs, three stewardesses, three maintenance staff and two night security officers, with an 80,000 litre water tank, three backup generators and three high speed internet lines. That is what keeps the lights and water on during a green season outage.
Pasha does not publish nightly rates; the rates page says they vary by season, are quoted in dollars and exclude 13% tax and a 7% gratuity. Transfers, groceries, drinks, tours and spa treatments are extra. The minimum stay is 5 nights in high season and 7 over the holidays, a security deposit and signed agreement are required, and reservations must be prepaid. The caveat is that you pay for a full staff even when half the beds are empty, so a group of eight does better at a smaller house.
North Creek Estate
North Creek Estate in north Santa Teresa has two private villas on one property. Casa Lanui has seven bedrooms and seven and a half bathrooms, with a dining table for 20, and Casa Taman has four bedrooms. Together they sleep 28. Listings through Dream Exotic Rentals, a US villa agency, show Casa Lanui at $2,990 a night in the low season from 15 August to 6 November 2026, $4,990 from 21 November to 18 December, and $6,090 over Christmas and New Year. Casa Taman is listed from $1,190. Minimum stays are 5 nights in lower seasons and 7 in high and peak, with a $2,500 security deposit, 13% tax and a 50% deposit at booking. These are listing figures, so confirm them. The concierge can arrange private chefs, spa, transport and surf lessons.
Suits three or four families that want to eat together and sleep apart. The caveat is that the price per bed beats Pasha only when both houses are full.
Casa Teresa and Villa de Luz
The local agency Costa Rica Beach Rentals, based in Mal Pais, lists two big beachfront houses in town. Casa Teresa has four en suite bedrooms for eight, a pool, concierge, daily housekeeping and night security, at $4,500 a night. Villa de Luz has six air conditioned bedrooms with private baths for 14, a private infinity style pool, a security guard, daily housekeeping and Wi-Fi, from $3,000. Neither listing mentions a chef or an events policy, so ask about both. Casa Teresa is the one to book for two couples who want the best location on the sand and do not mind paying for the frontage.

Tenowi and Casa Nalani
Tenowi is a 1,000 square metre, five bedroom house for ten with an infinity pool, a wellness pavilion with sauna, infrared cabin and cold plunge, 500 Mbps fibre, solar power with a battery system and 24/7 security. Its own site lists a private chef, in villa spa, a yoga instructor, a surf instructor, childcare, laundry, vehicle and ATV rentals and event catering, plus private bungalows for your own staff. PURE rents it from $900 a night. It is the best deal at this level.
Casa Nalani is a 2023 build on a one acre hillside above Playa Hermosa with five king suites, a sixth room for a nanny, a 25 metre saltwater infinity lap pool, daily housekeeping, complimentary laundry and a dedicated concierge who arranges chefs, spa, boat days and airport transfers. It is represented by the US agency Haute Retreats and listed with no public rate. Marriott Homes & Villas lists a combined Villa Elu and Nalani for up to 19 guests.
PURE Vacation Homes
PURE Vacation Homes manages fifteen architect designed houses with Airbnb Luxe status and a concierge for every stay. The lines that matter: Casa Dalila, beachfront, four bedrooms for ten, from $1,000; The Beach House, three bedrooms, from $800; Tenowi Villa from $900; and ocean view houses at three bedrooms from $400. Services include private transfers from San Jose, Tambor and Cobano, grocery pre-stocking and restaurant reservations. PURE's strength is that every house is consistent. The caveat is that it operates houses rather than staffed estates, so a chef or bartender is an add on, and a rate that looks low in September can double for Christmas.

If you want hotel service with a villa's privacy, Hotel Nantipa has two three bedroom villas from $1,600, with the beachfront restaurant, spa and staff of a Small Luxury Hotels property. Who manages them and when they sell out
A mix of agencies handle the top end: PURE for its own collection, Costa Rica Beach Rentals locally, Dream Exotic Rentals, Haute Retreats and Marriott Homes & Villas as outside channels, and Selva Property Management for owners. Booking direct with PURE or Pasha avoids the platform fee that Airbnb and Booking.com add, and the agencies quote the owner's rate, so ask each for a total with tax.
Christmas, New Year and Easter sell out months ahead. Pasha only offers the full ten bedroom configuration over Easter, Thanksgiving, Christmas and New Year, Spring Break, 4th of July, President's Day and Memorial Day, and requires 7 nights over the holidays. North Creek's calendar needs 7 nights in high and peak. If you want the best villas in the last week of December, ask in early autumn.
