Party Villas in Santa Teresa (2026): Which Rentals Allow Events, Which Ban Them, and What a Group Weekend Costs

Villas in Santa Teresa and Playa Hermosa that take groups, birthdays and bachelor trips in 2026: Pasha, North Creek Estate, Tenowi and OCiO Estate, plus quiet hours, deposits, fines, and what chefs, DJs and bartenders cost.

Most villa rentals in Santa Teresa ban parties, and the ones that allow groups do it on specific terms. Pasha Beachfront Estate hosts events of up to 40 people for a fee, North Creek Estate sleeps 28 across two houses with a $2,500 deposit, Tenowi advertises event catering for ten guests, and OCiO Estate hosts events of up to 60. A private chef costs $35 to $60 a head and a Tamarindo DJ starts around $880.

The short version

Santa Teresa is a residential town built on hills. Most vacation houses share a road, a ridge or a gated lane with neighbours who live here, and the rental rules reflect that. Listings I found in the Cobano area state that parties are not permitted at all, with one listing naming a $1,000 fine and a 9pm cutoff for music. Hosts say yes to a birthday dinner for twelve and no to a DJ with speakers on the terrace.

Four places state in writing that groups and events are part of the product: Pasha, North Creek Estate, Tenowi and OCiO Estate. For a bachelor or bachelorette trip, the usual plan that works is to rent a big house, hire a chef and a bartender for dinner, and go out to the bars for the music. Pasha Beachfront Estate

Pasha on Playa Hermosa is the clearest event venue in town. It sleeps 23 across ten bedrooms in four buildings on nine acres, and its rates page states that events can host up to 40 people, with an event fee that may apply. Staff include a bartender, two chefs, three stewardesses and two night security officers, according to the agency that markets it. The 10 bedroom configuration is the only one offered on Easter, Thanksgiving, Christmas and New Year, Spring Break, 4th of July, President's Day and Memorial Day.

Terms: 13% tax and a 7% gratuity on top of the rate, a security deposit and signed agreement for every booking, full prepayment, and a minimum stay of 5 nights in high season and 7 over the holidays. The rate and deposit are not published; email travel@pasha.cr or WhatsApp +506 8920 4709. It suits a milestone birthday, a wedding party or a reunion where the budget is large. Its caveat is the one all staffed estates share: the price is the same whether you are 12 or 23.

North Creek Estate

North Creek Estate in north Santa Teresa has Casa Lanui, seven bedrooms with a dining table for 20, and Casa Taman, four bedrooms, which together sleep 28. The listing agency, Dream Exotic Rentals, markets the combined houses for destination weddings, retreats, multi family trips and milestone events. Casa Lanui is listed at $2,990 a night from 15 August to 6 November 2026, $4,990 in the second half of the high season and $6,090 over Christmas, with 5 or 7 night minimums, a $2,500 flat deposit, 13% tax and 50% due at booking. Casa Taman is listed from $1,190.

The listings state no noise policy, no event surcharge and no outside vendor rules, so ask for all three in writing before you put money down. The property is a private estate rather than a house on a shared lane, which helps. It suits a group of 15 to 28 that wants separate beds and a shared dining table. The caveat is that "milestone events" in an agency listing is marketing language, not a permission slip.

Tenowi

Tenowi is a five bedroom, 1,000 square metre house for ten above Playa Hermosa with a wellness pavilion, pool table, fire pit, a hi-fi sound system, gated privacy and parking for six cars. Its own site lists event and party catering, a private chef, in villa spa, a yoga and Pilates instructor, a surf instructor and a lifestyle photographer. PURE Vacation Homes rents it from $900 a night. It suits a bachelorette weekend for eight to ten who want a spa day and a dinner party, not an all night party. Ask the concierge what hour the sound system goes off and whether guests beyond the ten are allowed to visit.

OCiO Estate

OCiO Estate is the two villa property higher on the hill above OCiO Villas, formerly Casa Chameleon in Mal Pais. It sleeps 14 and hosts events of up to 60, with an events team, per our weddings guide. The minimum age for guests at events is 12. Rooms at the hotel start around $350 and the estate is quoted on request. The caveats: it is a 4x4 road, and the hotel is adults only, so it fits an adult celebration but not a family party.

Other big houses

Large groups also have options that do not market events. Pacific Azure's Pacific Villa sleeps twelve with a pool and jacuzzi (see Pacific Azure). A Playa Santa Teresa villa on Airbnb, Tanit Estates, lists 12 guests, five bedrooms, an 18 metre saltwater pool and staff. Marriott Homes & Villas lists Villa Elu and Nalani together for 19 guests and markets it for destination celebrations. None of these publishes an events policy in the places I could read, so ask the host directly and keep their reply. Hosts often approve a party in writing when you tell them the headcount and the end time.

Who forbids parties

Most do. A Cobano area Airbnb listing says parties are not allowed under any circumstances, with a $1,000 fine, and bans music or loud sounds after 9pm. Another listing says quiet hours start at 9pm. Elsewhere in Costa Rica, luxury villa managers state 10pm quiet hours and restrict amplified music that carries outside. Treat 9pm to 10pm as the working limit for any house on a shared lane, and know that "party" in a listing usually means any guest beyond the count on your booking.

Gated communities enforce this with a guard. A guard who sees 25 cars arrive for a 10 person booking can call the manager, and a listing that sets a fine will apply it. Costa Rica also has a national noise regulation with lower decibel limits at night, according to a 2013 Tico Times report, so do not count on a loophole.

Quiet hours that get parties shut down

The usual triggers, from the house rules I read, are speakers on the terrace after 9pm and more guests on the property than the booking count. The hill neighbourhoods carry sound farther than you expect because houses face the same valley. If you want a late night, finish dinner at the house, then move to a bar. Somos and Tikiliano are the late rooms; Drift is a good dinner and cocktail stop but closes around 10pm.

What a chef, DJ and bartender cost

A private chef costs about $35 to $60 per person for a casual villa dinner, $125 to $185 per person for a tasting menu on a booking platform, and $150 to $300 a day plus groceries for a cook through the week. A DJ is harder. No Santa Teresa DJ publishes a price for private parties. A Tamarindo based wedding DJ lists a starting price of $880 including a sound system, microphones and travel; a second Tamarindo DJ brings his own gear and publishes no rate. Expect to pay more for a night out here because of travel. Ask your villa concierge for local names first.

A bartender is rarely priced online. Pasha has one on staff. For anywhere else, ask the villa manager or your chef, because a chef is the most likely person to know one. No rate is published, so budget for a quote.

Booking checklist

Ask the host for four things in writing: the maximum number of guests including day visitors, the hour amplified music must end, the amount of any damage or security deposit, and the fine for breaking the rules. Deposits I found range from $500 at one house to $2,500 at North Creek, and Pasha requires one without publishing it. Pay with a card, since a card dispute is your only recourse if the deposit is not returned.

Tell the host what you are planning. A host who knows about a birthday can recommend a chef and agree a time limit, and a host who finds an unannounced party can enforce the fine in the listing.
